Katz Development takes on consulting engagements for owners who need a developer’s perspective, not an advisor’s. We can step in at any stage of the project.
How We Work
We consult the way we develop: embedded, accountable, and oriented toward the end result. That means running OACs, managing the design and pricing process, building and pressure-testing financial models, and helping owners think clearly about what they’re building and why.
The difference between a developer and a consultant is that we do this same work on our own projects. We’re not advising from a distance. We’re executing in the same environment, against the same market, with the same contractors and agencies.
We can step into a single phase or take a project from concept through completion.

Owner's Representative — Corporex, Denver Metro
Katz Development serves as development lead and owner's representative for Corporex across three active sites in the Denver metro area, spanning office, hospitality, retail, and multifamily.
Adaptive Reuse — Denver Design District
A retail repositioning within the Denver Design District. Work spans concept development, design management, construction pricing, financial modeling, and navigation of Denver's permitting, zoning, and plan review processes.
Feasibility Study — Central City Opera
Engaged by the Central City Opera House Association to assess the feasibility of converting historic buildings on the Opera campus into a boutique lifestyle hospitality concept. Work included concept design management, construction pricing, financial modeling, and market analysis.
Services
Project & Design Management
Management of the development process from design kick-off through construction close-out. We run OACs, coordinate architects and consultants, track schedules and budgets, and keep the project moving.
Concept Development & Programming
Helping owners think clearly about what they're building and why. We work through program, massing, tenant strategy, and market positioning, drawing on established relationships with architects, engineers, and specialty consultants to assemble the right team for the project.
Pro Forma Modeling & Economic Analysis
Custom pro formas and feasibility studies built by someone who has used them to make real decisions. We stress-test assumptions, identify where a deal works and where it doesn't, and put the project team in a position to move with confidence.
Owner's Representation
A trusted advocate embedded on the owner's side, coordinating consultants, managing vendor relationships, and ensuring the owner's interests are represented at every table.
Entitlement & Permitting Navigation
Experience navigating Denver's entitlement and permitting environment, including plan review, design review, and building permitting. We also have a strong track record securing federal and local grant funding.
